A Chicago Housing Initiative
Initiative Overview
Ani Real Estate, the Chicago Urban League, and Kinexx Modular Construction have partnered to offer affordable, customizable modular home options across the Chicago Metropolitan Area.
The initiative expanding home ownership, builds generational wealth, and addresses housing affordability through innovative construction and financing solutions.
The pilot program will expand into additional markets in the near future.
How The Program Works
The Ani Team, led by Lutalo McGee, will work with buyers and/or buyer’s representatives to educate and guide them through the process.
Buyers will need to get fully pre-approved by a lender. The initiative has a preferred lender that will be able to assist.
Buyers will work with Kinexx to pick a customized 1 to 4 unit, choosing from an array of model types, fixtures, and furnishings. The program is designed for efficiency, affordability, speed, and service.
Once a customized model is picked and priced, buyers will select a location (lot) they want to build on.
Kinexx Modular Construction will work with the buyers to negotiate and purchase the lot.
Once the lot is purchased the home selection, construction and delivery process will be completed within 90 days of contract signing.

Financing Support
- Preferred lender is available to assist with:
- Traditional financing
- Down payment and closing cost assistance programs
- Participants will be pre-screened before a referral to the program’s preferred lender(s)
- Buyers are NOT required to use the initiative’s preferred lender
Monthly Education and Outreach
- Two public workshops are held each month:
- One in-person workshop to learn about the initiative, meet the team, and ask questions.
- One virtual workshop will allow broader access for interested buyers who cannot attend in person.
- Workshops will cover:
- How the initiative and modular construction works
- Home customization options
- Financing pathways
- Homeownership readiness tips
- What will be expected by ready, willing, and able buyers
